5 Reels every Brampton realtor should be posting right now
Property tours make sense on paper. But they rarely generate leads. A viewer watching a property tour is browsing, not buying. They have no reason to reach out to you specifically.

Format 1: The mortgage calculation reveal
Pick a real property at a real price point. Walk through the actual monthly payment breakdown using today's rate, the stress test, the down payment, and the monthly carry cost. Be specific. Real numbers build credibility faster than anything else. Most buyers are stuck on the listing price and have no idea what that translates to monthly.
Format 2: The government program explainer
FHSA, RRSP Home Buyers Plan, First-Time Buyer rebate, HST rebate on new builds. Pick one program per video and explain it as if you are talking to a cousin who just moved to Canada. Walk through a real example with numbers, not just stating the benefit.
Format 3: The mistake story
Tell the story of a buyer who made a common mistake. Give them a name. The wrong neighbourhood for their commute. Skipping the pre-inspection. Going with the cheapest mortgage broker. Show the consequence, then show the smarter path. Loss aversion is stronger than aspiration.
Format 4: The neighbourhood deep dive
Pick one neighbourhood you know well and give a 60-second honest breakdown: what you get at different price points right now, what has changed in the last 12 months, what the schools and transit actually look like. Be honest about the drawbacks, not just the positives.
Format 5: The market timing take
Once a month, share your actual opinion on whether this is a good time to buy, sell, or wait in your specific market. Not the vague it depends on your situation non-answer. A real take with real reasoning and real data: MLS days-on-market, price-to-list ratios, inventory levels.
Property tours should still exist on your profile, but as proof, not as lead generation. One property tour per five educational Reels is a reasonable ratio.
The content that generates leads is not the content that shows off. It is the content that genuinely serves the viewer.
